What is IDX Website (Real Estate)?

IDX stands for Internet Data Exchange, a system that allows real estate professionals to display other MLS members' listings on their own websites. Under IDX agreements, brokers and agents can display all active listings in their MLS on their site, keeping visitors on their own domain rather than sending them to third-party portals.

The major value proposition of an IDX website is capturing and keeping buyer leads. When a buyer searches for homes on Zillow, Zillow captures their contact information and sells them as leads back to agents. When a buyer searches on an agent's IDX website, the agent captures the lead directly. Over time, an agent with a strong IDX website builds an owned database of buyer prospects rather than renting leads from portals.

IDX feeds are provided by third-party vendors (Diverse Solutions, IDX Broker, Showcase IDX are common options) that access the MLS data via data feeds and integrate into websites. The feed updates regularly (typically every 15–30 minutes) to reflect new listings, price changes, and status changes.

The SEO complexity of IDX websites comes from having potentially thousands of property listing pages that are essentially duplicate content with IDX providers and portals. Best practice is to add canonical tags pointing to the IDX provider's canonical URL for individual listing pages, while investing SEO energy in custom neighborhood guides, market reports, and service pages that are uniquely yours.

For real estate agents, the strategic value of IDX on their website is high, but it should be paired with custom content for local SEO, IDX software alone does not rank well on Google. Custom pages about specific neighborhoods, buyer and seller guides, and market analysis content are what drives organic search traffic, with IDX providing the property search functionality for visitors who arrive through those pages.
